Lake Health – Women’s Health Center

Facing a need to expand and upgrade their women’s health offerings, Lake Health selected Boldt to serve as the at-risk developer for the construction of a new Women’s Health Center. The facility offers a variety of services, including women’s health, internal medicine, physical therapy and imaging.

Serving as the developer, Boldt was able to quickly structure the deal, gain the necessary public approvals and reach agreement with the landowner on a revised ground lease to move the project forward on a tight timeline. The project is owned by a 65% / 35% joint venture between Boldt and Lake Health and developed on land owned by the Kirtland Country Club. Lake Health is master leasing the facility. In addition to developing the project, Boldt is serving in a joint-venture arrangement as the construction manager using an ILPD® approach to project management.
